From planning to construction: family home extension in Hither Green

We have achieved planning permission with the London Borough of Lewisham to extend and remodel a terraced house in Hither Green. The project extends the property at ground floor level and reconfigures the layout across both floors, transforming a dated and poorly performing plan into a well-organised family home.

The ground floor proposal removes the existing conservatory and rear extensions, replacing them with a new single-storey brick extension with a flat roof and three skylights. The extension introduces a large open plan kitchen, dining and living space that opens directly onto the rear garden through four sets of double doors. The original kitchen becomes a new utility room and WC, while the former conservatory footprint is repurposed as a snug and reading room – accessed from both the reception room and the new kitchen and dining space, with its own window to the garden. These are rooms the existing layout simply could not provide.

At first floor, the layout is reconfigured to increase the bedroom count from three bedrooms plus a study to five bedrooms, without any change to the floor area. Front elevation alterations are limited to like-for-like replacement of the existing windows with painted hardwood, double-glazed sash windows. To the rear, the new extension is London stock brick to complement the original fabric of the house, with aluminium-framed glazed doors and windows throughout.

We are now on site with main contractor Rapid Bee, and the first-floor reconfiguration is close to completion. We look forward to seeing the ground floor extension take shape in the coming weeks, as we work with Luckin Kitchens to provide an elegant kitchen-dining space.
